Filters washed, a coil rinse where it is only dusty, the condensate line flushed so it can’t back up in August, the outdoor unit cleared and rinsed, and each mini-split checked for airflow and temperature. $199 for the first unit with its compressor and $119 for each one after, per visit — the same price list as everything we do — with a two-visit annual plan so spring and fall are already on the calendar.

Why Twice a Year, and Why Then
Spring (May): the mini-split has spent the winter pulling dry, dusty air across a coil that never got wet, and the drain has sat unused since September. A spring visit clears that dust before the coil starts sweating in June and confirms the drain will move water before the first humid night. Fall (October): the outdoor unit has spent a summer collecting cottonwood, pollen and grass clippings, and heat mode has not run since April. A fall visit clears the coil and proves heat mode before the first cold snap — when every HVAC company in the region is booked.
Pricing and the Annual Plan
A maintenance visit is $199 for the first mini-split with its compressor and $119 for each additional one. The annual plan is two of those visits, spring and fall, scheduled ahead so you never have to remember to call: a two-unit house is $318 a visit, $636 a year. Each unit gets a simple service record, useful for a warranty conversation, a home sale or a rental file. Rentals, camps and associations use the same price list under our multi-unit service.
Who Maintenance Is For
Year-round homes
A mini-split that gets a spring and fall visit typically goes 2–3 years between deep cleans instead of needing a rescue every other summer.
Lake houses
Dehumidify mode all summer keeps the coil wet for weeks. The spring drain check and fall dry-out matter more here than anywhere.
Wood-heat homes
Soot loads a coil fast. A fall visit before the stove starts and a spring rinse after it stops keeps a wood-heat mini-split on a yearly deep-clean cycle instead of a six-month one.
Common Questions
When should I schedule it?
Spring before cooling season and fall before heating season — May and October in the Lakes Region.
Is maintenance the same as a deep clean?
Same price, different starting point. Maintenance keeps a clean mini-split clean. A deep clean opens the mini-split and flushes the coil and blower wheel. If we find growth during a maintenance visit we do the full teardown right then, at no change to the price.
Do you service the outdoor unit?
Yes — cleared and coil rinsed, clearance checked. A blocked outdoor coil is a common reason a system stops keeping up in July or ices badly in January.
Do I still need to wash the filters myself?
Yes, every few weeks in season. It takes two minutes at the sink and it is the single best thing an owner can do between visits. Our DIY guide shows what to do and what not to.
