Seasonal Mini-Split Maintenance in Freedom, NH

Annual maintenance on a Freedom mini-split is the full teardown clean plus real performance checks, once a year, on a schedule you don’t have to remember. It matters more here than most places. Freedom is an older town — the census puts the median age past sixty — and a lot of these units are somebody’s main source of winter heat, mounted seven feet up a wall.

Seasonal Mini-Split Maintenance in Freedom

Electric utility: Eversource / NH Electric Co-op (split territory) · Carroll County

The numbers on Freedom are pretty striking. A median age of 61.3 in the last full Census Bureau survey, and over 500 residents past 65 — well over a third of the town. A lot of folks retired up here, from the camps they came to as kids or the summer places their parents owned. Meanwhile the same survey counts 378 mobile homes and other housing units out of about 1,900. In a lot of those, a mini-split replaced electric baseboard and is now the furnace and the air conditioner both.

Put those together and you get a machine doing heavy work in a house where the owner probably shouldn’t be up a stepladder pulling the cover off it. That’s not a knock on anybody. It’s just that the job manufacturers tell you to do — rinse the filters every few weeks, keep the coil clean — is a ladder job, and the coil part isn’t really a homeowner job at all.

And when a primary-heat mini-split in Freedom loses capacity in February, it’s a real problem. You’re a long way from the HVAC outfits in Conway or Wolfeboro and they’re busy. Keeping it clean is how you keep it from coming to that.

Freedom Tip

If climbing up to the filters isn’t something you should be doing anymore, tell us — we’ll rinse them and show a family member or neighbor the two-minute version while we’re there.

What happens at the yearly visit

The clean itself doesn’t change from year to year: cover, filters and louvers off, coil flushed until the water runs clear, blower wheel scrubbed vane by vane, drain pan and line cleared, outdoor compressor coil washed through. We don’t have a lighter version for maintenance. A light version is just a filter rinse, and you can do that yourself on a step stool between visits if you’re comfortable.

What a yearly visit adds is the checking. We measure the temperature drop or rise across the indoor coil so we know whether it’s performing or just humming. Watch the condensate drain properly. Look at the filters for tears. Check the outdoor unit is level, that the snow stand keeps it clear of what actually piles up out here, and that nothing has grown into it since last year. If something’s off, you’ll get it in plain words and a photo.

Then we set the date for next year before we leave. You don’t have to keep track. If the unit came apart clean and it only runs a few weeks a summer, we’ll say skip a year. It costs us a visit and we’d rather you trust us.

A yearly visit is $199 for your first indoor mini-split and the compressor outside that serves it. Any further indoor mini-split costs $119, any further compressor $69, and $199 is the least a visit will be. Same full job every year, so the same price every year.

  • The mini-split is your main heat, or replaced baseboard heat
  • A mobile or manufactured home with one unit carrying the whole house
  • Filters you’d rather not climb up to reach anymore
  • Outdoor compressor that gets buried by snow sliding off the roof
  • No record of when it was last cleaned past the filters
  • Heat that seems to take longer to catch up on cold mornings

Common Questions in Freedom

Do you remind us when it’s due?

Yes. We set next year’s date at the end of each visit and get in touch before it. You can move it, of course. A lot of our Freedom customers like it that way because nobody has to remember anything, and the unit gets done whether or not it has started acting up.

Can my daughter book it for me from out of state?

Sure, that happens all the time. She can book and arrange access, and we’ll send her the before and after photos and a short note on how the unit looked. You’re welcome to be home while we work or not. Whatever is easiest for the family.

Is a mobile home mini-split any different to clean?

The cleaning is the same. What’s different is how hard it works — when one mini-split heats and cools the whole home all year, it loads up faster than one in a spare room. We’d say once a year with no skipping for those, ideally in spring after heating season is done.

What can I do myself between visits?

Rinse the filters every few weeks in heavy use, if you can reach them safely. Keep snow and leaves off the outdoor compressor. That’s it. Leave the coil and the wheel to us — spraying cleaners in there yourself tends to push grime deeper or soak the circuit board.
