Rental, Camp & Commercial Mini-Split Cleaning in Rumney
Electric utility: NH Electric Co-op · Grafton County
Rumney is unusual for a town this size in that its visitor season runs most of the year, and the reason is Rattlesnake Mountain. Rumney Rocks is one of the busiest sport-climbing areas in the East — somewhere north of a thousand routes on White Mountain National Forest land, grades from 5.3 to 5.15a, a Forest Service parking fee at the lots, and hundreds of climbers on a decent Saturday. Boston is two hours away. Concord is forty minutes. That traffic starts in April and does not really quit until the November cold runs people off the rock.
So the rental stock here does something no lake town’s does. It turns over every two or three days, spring through late fall, to people who arrive dusty and sweaty and run the mini-split hard. Hostels and bunk rooms, houses split into weekly rentals, in-law apartments over garages. On top of that there is the Rumney Bible Conference, which has been running camps and retreats in town since around 1900 and fills its buildings in waves, and the Route 25 businesses — Polar Caves Park has been open since 1922 and runs its entire season on summer traffic through the Baker River valley.
Every one of those is a building where the mini-split gets used by somebody who will never once think about the filters, and where a complaint about a smell or a warm room costs you a review.
Rumney Tip
If your rental is booked by climbers, the smart cleaning date is the last week of March. The season on the rock opens with the first warm weekend in April, and a building that goes into it with clean wheels is a building that does not generate a smell complaint in July.
Working around a turnover, not through it
We plan these as a building, not as a stack of separate appointments. Before we come we want a list: how many indoor mini-splits, where they are, which ones people complain about, and how many outdoor compressors they run on. That last one matters for the price and it is the thing owners most often do not know, because four mini-splits in a converted farmhouse might be four separate systems with four boxes outside, or one multi-zone with a single box.
Then we work the list in one pass. The bad ones get the full teardown — louvers off, wheel out, coil flushed, pan and line cleared. The ones that are genuinely fine get said so and skipped, and we do not charge for a unit we did not open. You get photos of every wheel, before and after, which is useful when a guest claims a smell that is not there and equally useful when one claims nothing and there is.
On scheduling: the climbing season is the constraint, so the sensible windows are the end of March before it opens up, and the back half of November once the rock goes cold. Mid-season we can usually fit a building into a Tuesday or Wednesday between Saturday guests, but that wants booking well ahead. Conference and camp buildings are easier, because there are real gaps between sessions, and we would much rather use one of those than squeeze in between arrivals.
The first indoor mini-split with its outdoor compressor is $199. Each additional indoor mini-split is $119 and each additional outdoor compressor is $69, with a $199 minimum per visit. A six-mini-split rental house on two compressors works out to $863 for the whole building. Condition makes no difference to the number — a merely dusty unit and one that reeks price the same, because the work is the same.
- Short-term rental turning over every two or three days, April to November
- Guest reviews mentioning a smell, or a room that never cools down
- Bunk rooms or a hostel where nobody owns the filters
- Four or more indoor mini-splits and no certainty how many compressors
- Nothing cleaned since the day the units went in
- A seasonal Route 25 business that opens and closes with the traffic

Common Questions in Rumney
How do I count my compressors?
Walk the outside of the building and count the boxes, on the ground or up on brackets. Each one is a compressor. A multi-zone system runs several indoor mini-splits off a single outdoor box, so six indoors and two outdoors is common and perfectly normal. If you are unsure, send a photo of each side of the building and we will count them.
Can you come between Saturday guests?
Often, if it is booked ahead. A Tuesday or Wednesday mid-week gap works for most buildings, and a few units take a couple of hours. What does not work is calling on a Friday about a Saturday changeover. During climbing season the good windows go early and they go fast.
Do you clean every unit, or only the bad ones?
Your call, and we will give you an honest read either way. Plenty of owners want the whole building done on one cycle so the records stay even. Others want us to open the complained-about ones and look at the rest. Either way, we do not charge for a unit we did not take apart.
Is there a discount for a big building?
The price list is the price list: $199 for the first mini-split with its compressor, $119 each additional mini-split, $69 each additional compressor. The saving is already built in — doing eight at once costs far less per unit than eight separate $199 visits, which is the entire reason we schedule this way.
We are a camp with buildings that sit empty between sessions. When is best?
The gaps between sessions, every time. An empty building means we can stage properly, work straight through, and run each unit afterward with nobody in the room. The stretch between the end of the fall season and the following spring is wide open on our end too, and that is when we have the most flexibility.
