Rental, Camp & Commercial Mini-Split Cleaning in Madison
Electric utility: Eversource (NH Electric Co-op in limited areas) · Carroll County
The short version of a long fight: in 2022 Madison voters amended the zoning definition of a dwelling unit to mean non-transient use, which rules out rentals under 30 days. A lot of the argument centered on Eidelweiss, and at least one pair of owners there took the town to the state’s land use court and won the right to keep renting, because their place was already a short-term rental under the older ordinance. So there are exceptions. But for most owners, Madison rentals now run monthly or by the season.
That changes the cleaning math. A weekend guest puts up with a stuffy mini-split for two nights. A ski-season tenant who’s there from December to March, running the thing on heat every day, is going to notice the smell, the drip, or the weak airflow, and is going to call you about it in February.
Then there’s the commercial side. Purity Spring Resort has been run by the Hoyt family on Purity Lake since 1911, and King Pine has been on the hill there since 1962 — along with the inns, the camps and the offices around the valley. We won’t claim any of them as customers. We’ll just say lodges and multi-building properties are the kind of place we set up well for.
Madison Tip
Write the mini-split cleaning into your turnover checklist right next to changing the smoke detector batteries. Between leases is the only time the unit isn’t somebody’s problem.
Timing it around a lease or a season
Figure on ninety minutes to two hours per indoor mini-split for a full teardown. We can’t squeeze that honestly. For a monthly or seasonal rental, the best window is the gap between tenants — tell us the move-out and move-in dates and we’ll fit inside them. For a ski-season lease that starts in December, aim for October or early November, before the unit spends four months on heat.
Every unit gets photographed before and after, blower wheel and coil both, labeled by address and unit. Landlords keep those for the file. If a tenant complains in January that the place smelled musty from day one, a dated photo of a clean wheel from the week before they moved in tends to end the conversation politely.
For a lodge or a property with several buildings, send the list and how we get into each one. We’ll work through them in an order that stays out of your guests’ way. Rinse water goes in a bucket and leaves with us — around ponds and private wells, that just seems like basic manners.
Rentals and businesses pay the same list as everyone else: $199 for the first indoor mini-split with its outdoor compressor, $119 for each additional mini-split at the same address, $69 for each additional compressor, $199 minimum per visit. A four-unit rental house is $199 plus three at $119, before any extra compressors. No commercial surcharge.
- A monthly, seasonal or ski-season lease with a gap coming up
- Tenant mentioned a smell, a drip, or a room that won’t heat
- A unit in a lodge, office or staff building nobody really owns
- No record of when any unit was last opened past the filters
- Water marks on the wall below an indoor mini-split
- Several buildings or addresses you want done in one trip

Common Questions in Madison
When should a ski-season rental get cleaned?
October or early November, before the lease starts and the mini-split spends four months on heat. If the same unit cooled a summer tenant, a quick look in spring is worth it too. Tell us the lease dates and we’ll set it up so nobody has to think about it again next year.
Do I have to be there?
No. Someone needs to let us in or leave access, and the power has to be on. A lot of Madison landlords live out of state. You get before-and-after photos of every unit, so you can see the work without driving up Route 16.
Is there a commercial rate?
No separate rate either way. Same price list as a house, because each unit is the same job. A bigger property just has more units on the bill. That makes it easy to budget for, and the number doesn’t change on you next year.
Can you do several properties in one day?
Usually, if they’re close together and we know the access ahead of time. Send us the addresses, how many indoor mini-splits and outdoor compressors at each, and any gate codes or lockboxes. We’ll lay out a route and tell you honestly how many we can finish.
