Mini-Split Mold & Odor Removal in Rumney, NH

That sour, first-minute-of-startup smell is growth on the blower wheel and in the drain pan, and it is almost always a question of how the camp got closed rather than how hard it got used. A Stinson Lake cabin shut off wet in October sits at 1,300 feet for seven months with no air moving through it. We open the unit up, scrub the wheel and the pan, and show you how to close it dry next time.

Mini-Split Mold & Odor Removal in Rumney

Electric utility: NH Electric Co-op · Grafton County

Stinson Lake is 342 acres, the largest lake anywhere inside the White Mountain National Forest, sitting at roughly 1,303 feet with Stinson Mountain above it and about seventy-seven feet of water at its deepest. Nearly all of the shoreline is private cabins; the public boat access is over by the old Stinson Lake Store on the west side. The clarity is genuinely remarkable, twenty-five feet down on a good day.

None of which matters to your mini-split. What matters is the calendar. These are seasonal buildings on a road that climbs well above the village, and the ones we get called to are almost always the ones that got closed up in a hurry.

Here is the part people do not expect. The smell has very little to do with how humid the summer was. We have opened camps that ran dehumidify from June through September and found a wheel you could eat off, and we have opened camps barely used in July that were black inside. The variable is not usage. It is the last twenty minutes before the breaker went off.

Rumney Tip

Before the breaker goes off in the fall, run the unit on fan-only for twenty minutes. It is the cheapest thing anyone on that lake can do, and the camps that do it every year are the camps we never hear from.

Closed wet versus closed dry

When a mini-split runs in cooling or dry mode, the coil is sitting below the dew point, so water condenses on it constantly and runs down into the pan and out the line. That is the design working as intended. The trouble starts the moment you cut power while all of that is still true. The coil stays wet, the pan keeps a film, the wheel is damp from the air it was just throwing, and then the building gets locked up for seven months at a temperature that never quite freezes it and never dries it either.

Closing it dry takes about twenty minutes and costs nothing. Switch the unit to fan-only on the highest speed and let it run while you do the rest of your shutdown. The coil warms back to room temperature, the moving air carries the moisture off it, the pan drains down, the wheel dries. Then kill the breaker. Camps closed that way year after year mostly do not need us at all.

When we do come, it is a full teardown. Cover, filters and louvers off, board bagged, catch bib sealed to the wall. Coil flushed until the runoff stops coming off brown. Wheel out and scrubbed vane by vane, which on a camp unit is most of the afternoon and is also the step that decides whether you smell this again. Pan to bare plastic, condensate line flushed end to end — and then outside, to find where that line actually lets out, because at a lake cabin it is very often under a deck or into pine duff that never dries, and a line with a sag in it keeps its own reservoir going. Antimicrobial on coil, wheel, pan and housing, full dwell time, back together, then run it and smell what comes off.

A camp mini-split that smells like a wet boathouse is $199, outdoor compressor included — wheel out and scrubbed, coil flushed, pan cleared, line traced and flushed, treatment applied. A second affected mini-split in the same cabin is $119. An extra compressor is $69. $199 is the minimum for a visit, and whether the smell is faint or appalling changes none of it.

  • Sour, wet-towel smell for the first minute after every startup
  • Breaker thrown in October while the unit was still running cooling
  • Black flecks on the louvers, or a dark mark on the wall below
  • Camp sat closed from the October holiday weekend to Memorial Day
  • Condensate line letting out under a deck or into pine duff
  • Smell fades after twenty minutes, then is back at the next startup

Common Questions in Rumney

We barely used it last summer. Why does it smell?

Light use is often worse rather than better. A unit run occasionally never gets a long dry stretch, so whatever condensed on the coil during one humid weekend is still sitting there when you lock the place up. What decides the outcome is whether the coil was dry when the power went off, not how many hours it ran.

What exactly do you mean by closing it dry?

Fan-only mode, highest speed, for fifteen or twenty minutes before you throw the breaker. No cooling, no dry mode — just air moving across a coil that is warming back up to room temperature. The pan drains, the wheel dries, and the growth has nothing left to work with over the winter.

Can you get in before we open for the season?

That is the better order, as long as the road is passable and the power is on. Stinson Lake Road climbs a fair way above the village and we do not book camp work up there in mud season. Late April into May is the window most owners want. Leave us a code and we will send photos of the wheel.

Would a new unit solve it?

A new one will smell fine for a season or two and then do exactly the same thing, because the cause is the closing routine and not the equipment. We would rather clean the one you have and tell you about the fan-only trick than watch you spend four figures to buy the same problem with a warranty on it.
