Rental, Camp & Commercial Mini-Split Cleaning in Freedom
Electric utility: Eversource / NH Electric Co-op (split territory) · Carroll County
Freedom has had 21 summer camps since 1899. Five still run: Calumet, which is also a Lutheran conference center on Ossipee Lake Road, plus Cody, Huckins, Luethi-Peterson and Robin Hood. If you run one, you know what June looks like — staff arriving, health office opening, dining hall getting scrubbed, a hundred things to check before the kids come. The mini-split in the infirmary or the staff lodge or the director’s office is one of those things, and it’s the one that tends to get skipped until somebody notices the smell.
Then there’s Danforth Bay Camping & RV Resort, close to two hundred acres on the Danforth Bay end of Ossipee Lake, and the long list of cottages around Ossipee Lake and Loon Lake that go out on weekly rentals. In both cases the mini-split is in front of paying guests. A musty blast when someone checks in on a hot Saturday turns into a review. A drip on a bunk turns into a call.
We’re not going to claim any particular camp or the campground as a customer. What we can say is that buildings used hard for a short season and shut for the rest have the same problem every time: wet coil, dark winter, growth on the wheel by June.
Freedom Tip
Put the mini-split cleaning on the same opening-week checklist as the water test and the dock. It takes one phone call in April and saves you the July complaint.
Fitting the work into opening week
Figure on ninety minutes to two hours per indoor mini-split for a full teardown. That’s honest and we can’t squeeze it without cutting corners. So we plan backwards from your opening date. Tell us when staff arrive or when the first rental turns over, give us the building list, and we’ll lay out a day or two that gets through all of it without stepping on anybody.
Each unit gets photographed before and after, wheel and coil both, and you get the photos labeled by building. Camps keep them for their files. Rental owners keep them for when a guest says the place smelled musty — a dated photo of a clean wheel from opening week settles that quickly. It also gives you a record for next year so nobody has to guess.
The rinse water goes in a bucket and leaves with us. On a lake shore, or anywhere near a well, that just seems like the right way to do it.
Pricing doesn’t change for a camp or a rental: $199 covers the first indoor mini-split and its outdoor compressor, every other indoor mini-split at that address is $119, every other compressor is $69, and a visit is never less than $199. Six mini-splits across a camp’s buildings on one address works out to $199 plus five at $119, before any extra compressors. No commercial surcharge.

Common Questions in Freedom
When should a summer camp book?
Late April through May, before staff week. That gives the units a clean start and leaves a margin if we find something that needs a repair tech. If your buildings also get used in the shoulder seasons for retreats or conferences, a second clean after the summer is worth thinking about.
Can you do several buildings in one trip?
That’s the normal way. Send us the list and how we get into each building, and we’ll work through them in an order that makes sense. Spread-out properties are fine. We just need to know about locked gates and which buildings have staff living in them.
Do we have to be there?
No. Somebody needs to let us in or leave access, and the power needs to be on. Plenty of rental owners in Freedom live out of state. You’ll get photos of each unit afterward, so you can see the work without coming up.
Is there a commercial rate?
No separate rate, up or down. Same price list as a house, because the job on each unit is the same job. A big property just has more units on the bill. We think that’s easier to plan a budget around than a quote that changes every year.
