Mini-Split Mold & Odor Removal in Freedom
Electric utility: Eversource / NH Electric Co-op (split territory) · Carroll County
Count the houses in Freedom and you get about nineteen hundred. Count the people and you get about sixteen hundred. That gap is the summer places — the cottages on Danforth Bay and the rest of the Ossipee Lake shore, the houses around Loon Lake where the Freedom Beach Club has its swimming, the camps on back roads that get opened Memorial Day and shut by Columbus Day. Lots of them had a mini-split added in the last few years because July on that water is muggy and a ductless unit is the cheapest way to get a cool bedroom.
And that is the setup. All summer the mini-split runs in cool or dry mode, which wrings water out of lake air across the coil. The coil stays wet, the pan stays wet. Then on the last weekend somebody turns the breaker off while the thing is still dripping, locks the door, and drives south. There’s no heat on in that house all winter, no air moving. The water in the pan just sits.
So in May you open up, the place smells fine, you turn on the mini-split, and it hits you. People tend to blame the cottage. Usually not the cottage.
Freedom Tip
On your closing weekend, run the mini-split on fan only for a couple of hours before you shut the breaker off. That dries the coil and the pan. It’s the single cheapest thing you can do about next May.
Where the smell lives, and why the spray can misses it
Inside a wall-mounted mini-split, air goes in the top, through the filters, across the cold coil, and then into the blower wheel, which throws it out the bottom past the louvers. The wheel is the first thing the air hits after it gets wet. The pan sits right under the coil catching drips. Those two are where the growth is, every time, and both sit deep behind the cover. A can of cleaner sprayed in through the louvers coats the louvers. That’s about all.
So we open it all the way. Electronics bagged, rinse bib on, cover and louvers off. The coil gets flushed until the runoff isn’t brown. The wheel gets scrubbed vane by vane — on a cottage unit that’s the slow part, and the part that decides whether you’ll be calling us again next spring. Pan cleaned down to plain plastic. Drain line flushed until water runs freely out the far end.
Then we walk outside and find that far end. On a lot of lake places it lets out under a porch or into a low spot near the shore that never dries, and a line with a dip in it holds a little standing water all winter and reseeds the pan come summer. We’ll show you and suggest a fix. Antimicrobial goes on the coil, wheel, pan and housing and gets its full dwell time. Then it’s reassembled and run while we stand there and smell it.
A Freedom cottage mini-split that smells like a cellar is $199, with its outdoor compressor included — wheel, coil, pan, line, treatment, all of it. Each other indoor mini-split in the same place is $119, an extra compressor is $69, and the visit minimum is $199. The worst unit we see all year costs the same as the mildest.

Common Questions in Freedom
It smells every spring. Will one cleaning fix it for good?
One proper cleaning clears what’s there now. Whether it comes back depends on how the unit gets shut down in fall. Run it in fan only for an hour or two before you throw the breaker, so the coil and pan dry out, and leave the cover cracked. Do that and most cottages stay clean.
How do I know it’s the mini-split and not the cottage?
Turn the mini-split off and open the windows for a few hours. If the smell clears, then comes back within a minute or so of the fan starting, it’s the unit. If it stays with the unit off, the moisture is somewhere else in the building, and we’ll tell you that rather than sell you a cleaning.
Can you get in before we come up for the summer?
Yes, if the power is on and we can get in. A lot of summer owners in Freedom leave a key with a neighbor or use a lockbox. We send before and after photos of the blower wheel, so you see what came out of it without making the drive up to look.
Is the black stuff on the louvers dangerous?
We’re not doctors and won’t pretend to be. What we can say is that it’s growth, it’s getting blown into the room, and people with allergies tend to notice. Wiping the louvers only gets what you can see. The source is the wheel behind them.
