Mini-Split Mold & Odor Removal in Madison, NH

When a Silver Lake cottage smells fine until the mini-split starts, and then smells like a damp root cellar for a minute, the growth is on the blower wheel and in the drain pan. Not in the walls. It’s the classic result of a unit that dried lake air all summer and got switched off wet in the fall. We open it up and clean it out.

Mini-Split Mold & Odor Removal in Madison

Electric utility: Eversource (NH Electric Co-op in limited areas) · Carroll County

Silver Lake is a big, cold lake for its size — 969 acres, and down past 160 feet at the deepest spot, deep enough to hold lake trout and whitefish. It’s fed by the Deer River and Forrest Brook and drains out the West Branch toward Ossipee Lake. Much of the shoreline is still wooded, and tucked into those woods are summer places that have been in families for generations. E. E. Cummings spent his summers here, at Joy Farm north of the village.

Older cottages didn’t have air conditioning. Now many have one mini-split, often in the bedroom, put in because July nights on the water got sticky. It runs cool or dry mode all summer, pulling water out of lake air across a cold coil. Then on closing weekend the breaker gets flipped while the pan is still wet, and the place sits shut with no heat until June.

Nine months in the dark. That’s plenty of time.

Madison Tip

On closing weekend, set the mini-split to fan only for a couple of hours before you throw the breaker. A dry coil in October is the cheapest fix there is for a smell in June.

Why spraying through the louvers never fixes it

Inside a wall-mounted mini-split, air comes in the top, goes through the filters and across the coil, then into the blower wheel, which throws it out the bottom. The wheel is the first thing the air touches after it’s been chilled and wet. The drain pan sits right under the coil. Those two are where the slime and the black spotting live, and both are buried behind the cover. A foaming can sprayed through the louvers mostly cleans the louvers.

So we take it apart. Electronics bagged, rinse bib on, cover and louvers off. Coil flushed until the runoff is clear. The wheel scrubbed vane by vane — on a cottage unit that’s the slow part and also the part that decides whether the smell comes back. Pan cleaned to bare plastic. Drain line flushed until water moves freely out the far end.

Then we go find the far end. On lake lots it often lets out into a low, shaded spot that never dries, or it has a sag that holds water all winter. We’ll show you. Antimicrobial treatment goes on the coil, wheel, pan and housing with its full dwell time, and the unit gets run while we’re standing there, so we can smell it too.

A Silver Lake cottage mini-split that smells like a cellar is $199 with its outdoor compressor included — wheel, coil, pan, line, treatment. A second indoor mini-split is $119, an extra outdoor compressor is $69, and nothing goes under the $199 minimum. The worst wheel of the season costs what the mildest one does.

  • Musty smell for the first minute after the mini-split starts
  • Black specks on the louvers or the wall right under the unit
  • Cottage closed for the winter with no heat on
  • Breaker shut off while the unit was still running cool or dry
  • Drain line that empties into a shady, damp spot near the shore
  • Sneezing or itchy eyes that start when the fan does

Common Questions in Madison

How do I know it’s the mini-split and not the cottage?

Shut the mini-split off and air the place out for a few hours. If the smell clears and then comes back within a minute of the fan starting, it’s the unit. If it lingers with the unit off, the damp is somewhere in the building, and we’ll say so instead of selling you a cleaning.

Will it come back next spring?

It can, if the unit gets shut down wet again. Before you close, run it on fan only for an hour or two so the coil and pan dry out, then shut the breaker. That one habit keeps most lake cottages clean from one cleaning to the next. We’ll show you which button does it.

Can you do it before we come up?

Yes, as long as the power is on and we can get in. Plenty of Silver Lake owners leave a key with a neighbor or a caretaker. We send photos of the blower wheel before and after so you can see what came out of it without driving up.

Is the black stuff dangerous?

We’re cleaners, not doctors, so we won’t make health claims. What we can tell you is that it’s growth, the fan is blowing air across it into the room, and people with allergies tend to notice. Wiping the louvers gets what you can see. The source is behind them.
