Mini-Split Mold & Odor Removal in New Durham
Electric utility: Eversource and NH Electric Co-op (split territory) · Strafford County
The old summer camps around Merrymeeting Lake mostly got rebuilt in the 1990s — the 1980s cottages became big year-round-capable houses, and the sales in 2025 ran at a median of about $1.2 million. What that means for us is that the lake houses tend to have real HVAC: three, four, five mini-splits on one or two compressors, running dehumidify from June through August because a spring-fed lake keeps the air over it cool and damp even in a heat wave. Plenty of the owners still live somewhere else. So in October the lake is drawn down at the dam, the docks come out, the house gets closed, and the mini-splits get shut off with a wet coil and a pan holding water.
Sealed house, cold lake air, seven months. By the time the loons are back on the west shore in spring, the blower wheel has a grey film on it and the first cooling cycle in June smells like a wet dock line. Same thing at the smaller camps on Marchs Pond and Chalk Pond, where the town and Fish & Game drop the pond two feet each fall and the camps are older and tighter than the lake houses.
The smell is on the blower wheel and in the drain pan. It is not in the air and it is not on the filter. A spray through the louvers hits the coil face and misses both, which is why the can from the hardware store works for a week.
New Durham Tip
If your Merrymeeting or Marchs Pond place is opened for one weekend in May and then closed again until July, do the mold clean at the May opening — running a fouled wheel for a weekend and then sealing it up again for six weeks makes June worse.
Removal first, then the drain — because the drain is why it comes back
Removal is physical. Cover, filters, and louvers off, bib bag sealed to the wall, then the coil is flushed and the blower wheel scrubbed until the runoff runs clear. The drain pan is scrubbed to bare plastic — on a lake house that was closed all winter it has a slick layer on the bottom from water that stood there since the drawdown. The louvers and the inside of the housing get cleaned too, because the wheel throws whatever is on it onto them every time it spins up.
Then the drain. The condensate line gets cleared from the mini-split to wherever it exits, and on a Merrymeeting house we look hard at that exit. A line that dumps under a deck into the shade, sags in the middle, or freezes at the wall holds water, and a line that holds water regrows the problem in one season. If the exit is wrong we tell you and can usually fix it while we’re there. Antimicrobial goes on coil, wheel, pan, and housing and dwells. Reassemble, run it in cooling, watch the pan empty, smell the air at the louvers. $199 for the first mini-split, $119 each additional, no mold surcharge.
A Merrymeeting Lake house with four mini-splits on two compressors, all of them smelling the first weekend in June, is $625 — $199 for the first, $119 for each of the other three, and $69 for the second compressor. One musty mini-split at a Marchs Pond camp is $199. The price is the price whatever is growing.

Common Questions in New Durham
Why does the smell come back every June at my Merrymeeting house?
Because the mini-splits were shut off wet in the fall and the house stayed cold and closed all winter. Dehumidify mode leaves the coil and pan soaked, nothing dries, and growth spreads over the wheel and pan by spring. One proper removal plus drying the mini-splits before you close the house ends the yearly repeat.
Is it the house or the mini-split?
Shut the mini-split off and air the room out for a day. If the smell fades and comes back within minutes of the fan starting, it is the mini-split — almost always the wheel and pan. If the smell stays with the mini-split off, the house has a separate moisture problem, which on a lake lot usually means the crawlspace or basement.
Can you handle all five mini-splits in the house in one visit?
Yes, and it is the right way to do a lake house. Every mini-split in a closed house sat wet the same seven months, so if one smells the others are close behind. Five on two compressors is $744 for the whole house in one day, each one opened, scrubbed, treated, and drained, with a record of what we found in each room.
What should I do when I close the house in October?
Run every mini-split on fan-only for a couple of hours after the last cooling cycle, then pop each cover and pull the filters so the coil can dry. That alone cuts the spring smell down hard. If a mini-split already smells in September, have it cleaned before you close rather than after — it is far worse in May.
