Mini-Split Mold & Odor Removal in Tamworth, NH

Chocorua Lake averages twelve feet deep, so it warms fast, and the camps around it have been under conservation covenants since 1968 — old, close to the water, and shut tight from October to May. A mini-split switched off wet in one of those camps grows a coat by spring. We remove it. We don’t just spray it.

Mini-Split Mold & Odor Removal in Tamworth

Electric utility: Eversource (NH Electric Co-op along the Sandwich line) · Carroll County

The Chocorua Lake Basin is unusual. Between 1968 and 1973 nearly every landowner around the lake signed mutual covenants — residential use only, minimum lot sizes, no clear-cutting within 150 feet of the water — and motorboats have been banned since the early ’70s. So the shoreline never got the teardown-and-rebuild treatment other Lakes Region lakes did. The camps are older, the hemlocks come right down to the water, and the lake is shallow: 220 acres, twelve feet average, thirty at the deepest. Shallow water warms in June and breathes humidity all summer. A screened camp under those trees is a damp room even on a dry day.

That’s the setup for the smell. Owners put a mini-split in for July and August, run it on cool or dry, and it does its job — which means the coil is wet and the pan has water in it every day of the season. Then Columbus Day comes, the water gets shut off, the door gets locked, and the mini-split gets switched off with a wet coil in a cold building. Nothing dries in a closed camp in November. By the time the Narrows Bridge is busy again in May the blower wheel has a grey-green film and the first fan cycle smells like a wet canvas tent.

It isn’t only the lake. The chalets on Moores Pond in Chocorua Ski & Beach are second homes on the same schedule, and so are a lot of the houses in White Lake Estates and the seasonal places along Route 113 toward the state park. Same wet-then-closed pattern. Same result in May.

Tamworth Tip

If your camp only opens for Memorial Day and then sits until July, do the mold removal at the May opening. Running a fouled wheel for one weekend and sealing it back up for six weeks makes the July smell worse, not better.

Take it apart, scrub it to bare plastic, then fix the drain

Spraying an antimicrobial through the louvers doesn’t remove anything; it wets the growth and the smell is back in two weeks. Removal is mechanical. Cover, filters, and louvers off, the bib bag sealed to the wall, the coil flushed and the blower wheel scrubbed blade by blade until the rinse runs clear. The drain pan comes down and gets scrubbed to bare plastic — on a camp that sat all winter there’s a slick film on the bottom from water that stood there since October. Louvers and the inside of the housing get washed too, because the wheel throws whatever is on it onto them.

Then the reason it grew. On a lake camp the condensate line usually exits under a deck or into the shade on the water side, where it stays wet and can freeze at the wall. A line that holds water regrows the problem in one season. We clear it end to end, check the pitch, and if the outlet is wrong we tell you and can usually re-route it while we’re there. Antimicrobial goes on last, on a clean surface, where it can actually do something.

Before you close the camp in the fall, run the mini-split on fan-only for an hour with the cover propped open. That one habit is worth more than any spray.

A Chocorua Lake camp with one musty mini-split is $199, outdoor compressor included. A Moores Pond chalet with three mini-splits on one compressor is $437 — $199 for the first and $119 for each of the other two. A second compressor adds $69. There’s no mold surcharge; the price is the price.

Common Questions in Tamworth

Why does it smell every May at our Chocorua Lake camp?

Because the mini-split was switched off wet in October and the camp stayed cold and shut for seven months. Cooling and dry mode leave the coil and pan soaked, nothing dries in a closed building, and growth spreads across the wheel by spring. One real removal plus drying the unit before you lock up ends the yearly repeat.

Is it mold or just a dirty unit?

Often both, and the cleaning is the same either way. What we can tell you after opening it is where the growth is and whether the drain is the cause. We don’t do lab testing and don’t need to; if the wheel and pan are coated and the smell tracks the fan, removal fixes it.

Can you get to a camp on a private road off Route 113?

Yes. Most of the Chocorua Lake camps are down gravel lanes under covenant, and we’ve driven them. If the road is gated or the camp is only open certain weekends, tell us the window and we’ll fit it. We need the power on and either the water on or a bucket’s worth available.

The camp is winterized. Clean before closing or after opening?

Before closing, if you can. A clean, dry wheel and pan in October means nothing to grow on through the winter, and the first cycle in May is fine. If it already smells now, clean now and then dry it before you close — once that habit is set, the spring problem mostly disappears.
