Mini-Split Deep Cleaning in New Durham
Electric utility: Eversource and NH Electric Co-op (split territory) · Strafford County
The Copple Crown Village District is the corner of New Durham we see most on deep-clean calls. It started as a ski-area development in the mid-1960s — a T-bar, a 500-foot vertical, a subdivision of chalets and ranches on Mountain Drive, Innsbruck Drive, St. Moritz Drive, and the rest — and the ski hill was gone by the late 1970s. The houses stayed. Roughly 250 lots up there now under their own village district. And nearly every one of those houses went up with electric baseboard, because that was the cheap thing to install in 1968.
Electric baseboard is the one thing NHSaves and the Co-op pay real money to replace. So when the rebates got generous, Copple Crown went to mini-splits in a hurry, and those mini-splits aren’t summer air conditioning. They are the furnace. Running through every defrost cycle from the first frost to mud season, at elevation, on the windy side of the county’s highest ground, in a house that usually has a wood stove going too. Stove ash is fine and it’s sticky. It rides the return air straight past the filter and packs the blower wheel until the airflow drops and the mini-split runs longer to do less.
It’s the same story on the Route 11 ranches and the farmhouse lots toward Farmington, minus the elevation. Wood or pellets in the main room, mini-split on the wall across from it, filter rinsed twice a winter and nothing else opened in five years. We’ve pulled wheels out of those that were black clear through.
New Durham Tip
New Durham houses that heat with a stove and a mini-split together should book the deep clean in April or early May, after the last fire — otherwise you are cleaning ash off a wheel that will be loaded again by Thanksgiving.
What a deep clean does that a filter rinse never will
Power off. Cover, filters, and louver bar come off. A bib bag seals to the wall under the mini-split and drains to a bucket, drop cloths under that. The coil gets a foaming cleaner worked into the fins and then a low-pressure flush — repeated until what comes out is clear. On a stove-heated New Durham house the first pass runs black. Sometimes the second one too.
Then the blower wheel, which is the whole point. If it’ll scrub clean in place we do it there; if it’s caked, it comes out and gets soaked and brushed in a tub. Drain pan scrubbed to bare plastic, condensate line blown clear, housing wiped, louvers and filters washed. Coil, wheel, and pan get a sanitizer. We reassemble, run it in heat and in cool, feel the air at the louvers, and watch the pan drain. Forty-five minutes to an hour per mini-split, longer for a bad one. $199 for the first mini-split with its outdoor compressor, $119 for each one after.
A Copple Crown chalet with one mini-split downstairs and one in the loft, both on one compressor, is $318. A Route 11 ranch with three on one compressor is $437. First mini-split $199, each additional $119, and a wheel that’s black with stove ash costs exactly what a clean-looking one does.
- Blower wheel scrubbed or pulled and tubbed — stove ash lives there, not on the filter
- Coil flushed until the runoff is clear, extra passes on wood-heated houses
- Drain pan scrubbed, condensate line cleared before summer
- Bib bag and drop cloths for chalet lofts and tight ranch bedrooms
- Heat and cool test with airflow checked at the louvers
- $199 first mini-split with compressor, $119 each additional

Common Questions in New Durham
My Copple Crown mini-split replaced the baseboard in 2022 — does it really need this already?
Probably, yes. A mini-split that is the primary heat in a 1960s house at elevation, with a wood stove in the same room, will have a coated blower wheel inside two to three winters. You notice it as weaker air and longer run times, not as a failure. A deep clean now usually gives back the output it had the day the installer left.
Can you tell the difference between stove ash and lake mold on the wheel?
Yes, and it matters for how we clean. Ash is dry, dark, and packs in layers; it needs mechanical scrubbing and several flushes. Lake growth is slick and grey and needs the sanitizer step to stay gone. Plenty of New Durham mini-splits have both — a Merrymeeting house with a stove, say — and we treat for both on the same visit.
Will there be a mess in a small chalet bedroom?
No. The bib bag seals to the wall and catches every drop, and we lay drop cloths across the floor and any bed or dresser under the mini-split. Loft rooms in the Copple Crown chalets are tight and the walls are often paneling; we work in them all the time and leave them as we found them.
Does the deep clean cost more if the mini-split is really bad?
No. $199 for the first mini-split with its outdoor compressor, $119 for each additional mini-split, $69 for each additional compressor, whatever condition it is in. A wheel that takes an hour to scrub is the same price as one that takes twenty minutes. That is the whole price list.

Per-mini-split prices you can see before you call, a bib-bag teardown that leaves nothing on your wall, and scheduling that fits a Lakes Region calendar.
