Mini-Split Mold & Odor Removal in Hebron
Electric utility: NH Electric Co-op (Eversource in part of town) · Grafton County
The seasonal count is the census survey’s own number: 235 units for seasonal, recreational, or occasional use out of 573 in town, about 41 percent. Because the camps and the sanctuaries hold so much of the north-end shoreline — Pasquaney, Mowglis, Onaway, Berea, Paradise Point, the marsh — the private seasonal houses got squeezed onto what was left: the stretch of West Shore Road under the ledges, the lots around the village end of North Shore Road, and the Route 3A side in East Hebron around Pasquaney Bay. Old lots, close together, close to the water, under hemlocks.
Then there’s the marsh. The Cockermouth River drops its silt where it meets the lake, and that whole flat — Grey Rocks, the Hebron Marsh sanctuary, the delta — is wetland. Morning fog sits on it. A camp within a quarter mile of that ground runs its mini-split on cool or dry all July because the air is heavy, and the coil stays wet the entire season. Come Columbus Day the water gets shut off, the unit gets switched off with a soaked coil and a pan half full, and nothing dries inside a closed camp in November. By the time the fair tents go up on the common in July, the blower wheel has a grey-green fur and the first fan cycle throws it into the room.
The East Hebron places along 3A are older than most of the lake — that side was the Mayhew Turnpike route from 1803 and got its cottages first. Older camp, less insulation, more moisture in the walls. Same problem, only more of it.
Hebron Tip
If you rent the camp out for the Hebron Fair weekend in July, get the mold removal done at the May opening, not after the first guest emails about the bedroom.
Scrub it to bare plastic, then find the reason it grew
An antimicrobial fog through the louvers wets the growth and leaves it there; the smell is back before August. Removal is mechanical. Cover, filters, and louvers come off, the bib bag goes on, the coil gets flushed and the wheel scrubbed blade by blade until the rinse runs clear. The pan drops and gets scrubbed to bare plastic — on a camp that sat all winter there’s a slick on the bottom from water that stood there since fall. Louvers and the housing get washed because the wheel has been flinging spores onto them.
Then the drain. Lake camps almost always run the condensate line out the water side, under a deck or into shade, where it stays wet and freezes at the wall. A line that holds water grows the problem back in one season. We clear it end to end, check the pitch, and if the outlet is wrong we’ll tell you and can usually re-route it on the spot. Antimicrobial goes on last, on a clean surface, where it does some good.
Before you close in the fall, run the unit on fan-only for an hour with the cover propped. Cheapest thing you can do.
A one-mini-split camp on West Shore Road is $199, outdoor compressor included. A three-mini-split place in East Hebron on one compressor is $437 — $199 for the first, $119 for each of the other two. A second compressor adds $69. No mold surcharge. Green or not, the price is the same.

Common Questions in Hebron
Why does our camp smell every spring when our house in Plymouth doesn’t?
The house runs all winter and dries out between cycles. The camp was switched off with a wet coil in a cold building and stayed that way for seven months. Growth spreads across the wheel in the dark. One real removal plus drying the unit before you close ends the yearly repeat.
Is it actually mold?
Sometimes; sometimes it’s biofilm and dust, and the fix is identical. We don’t send samples to a lab. We open the unit and show you the wheel and pan. If the smell tracks the fan, removal solves it. If we find something that looks like a building problem instead, we’ll say so.
The camp is on a gated private lane off North Shore Road. Can you get in?
Yes. Give us the code or leave the gate open for the window, and tell us where the power is. We need electricity on and either the water on or a bucket’s worth available. Most of the north-end lanes we’ve driven; a rough one just means we park at the top and carry.
Clean before closing or after opening?
Before closing, if you can manage it. A clean, dry wheel and pan in October means nothing to grow on through winter. If it already smells now, do it now, then dry it before you lock up. Two visits the first year, one a year after that, and the spring smell mostly disappears.
Our camp opens Memorial Day and then not again until the Fourth. When?
At the Memorial Day opening. Running a fouled wheel for one weekend and sealing it up for five weeks makes July worse, not better. If you can’t be there, a lockbox and a phone call works fine.
