Squam is a wet place to store a mini-split. The lake keeps humidity high through the summer, the cottages on Little Squam and around White Oak Pond are closed from September to May, and the mini-split is shut off with a soaked coil and a wet blower wheel. Over the winter that moisture and the dust on the wheel become mold, and the first hour of runtime in spring blows it into the room. Holderness camps closed for the winter should have the mini-split run on fan-only, with the windows open, for an hour on closing day. It will not clean the wheel, but it dries it, and a dry wheel grows far less between October and May.
Getting rid of the growth, not covering it
We do not fog the room or spray something into the louvers. The mini-split is opened to the chassis, a bib bag goes on, and the coil and blower wheel are flushed until clean water comes off them. The antimicrobial we use is made for HVAC coils and is applied to the coil, the wheel and the pan, left to work, and rinsed. The drain pan is scrubbed to bare plastic and the condensate line is cleared to the outlet, since a slow line is where the next colony starts.

Filters, louvers and the cover are washed, everything is reassembled, and we run the mini-split on cool with the room closed until you agree the smell is gone. Why does my Squam cottage mini-split smell only when it starts?
Because the first air through the unit picks up whatever grew on the wheel and coil while it sat. Once the fan has run a while the smell thins out, but the growth is still there and it comes back every start. That start-up smell is the classic sign the wheel needs a teardown and treatment.
Will the treatment stop it from coming back next year?

There is a stain on the wall under the mini-split. Is that from the mold?
Usually it is from the drain pan overflowing, which is the same problem. A clogged or slow condensate line lets water back up and drip out the front, and the damp wall then supports growth. Clearing the line and cleaning the pan stops the drip; the wall may need a wipe and a coat of paint.
