Mini-Split Mold & Odor Removal in Center Harbor
Electric utility: NH Electric Co-op · Belknap County
The call usually comes in June. A family opens the place on Squam or on the Winnipesaukee shore near the town beach, turns on the mini-split, and the room fills with a smell people describe as dirty socks, sour milk or an old refrigerator. Sometimes there are black specks on the louvers or a gray shadow on the wall below the mini-split. That is mold and bacteria on the coil and blower wheel, seeded by moisture the unit pulled out of lake air last August and never dried out before the camp was shut.
Center Harbor makes it worse than most towns. The lakes keep summer humidity high, the camps are closed and unheated for seven months, and a lot of the mini-splits went in on NH Electric Co-op rebates as cooling for buildings that were never built to be sealed. The village is not immune either; an older house near the Kona Fountain with a damp cellar and a mini-split on the first floor gets the same growth, just slower.
Sneezing when the unit starts, a musty smell that comes back an hour after you wipe the louvers, or a drip from the front of the mini-split are the three signs we hear about most from Center Harbor. All three point to the same fix.
Center Harbor Tip
Before closing a Center Harbor camp in the fall, run every mini-split on fan-only for an hour with the windows open. It dries the wheel and coil so there is less to grow over the winter. It does not replace a cleaning, but it takes the edge off the smell in June.
How we get the smell out for good
The odor lives in the blower wheel and the deep side of the coil, so wiping the louvers never fixes it. We take the mini-split down to the chassis, hang a bib bag, and flush the coil and wheel until the water runs clear. Then the wet parts get an antimicrobial treatment that is rated for HVAC use and safe in a bedroom, applied and allowed to dwell before the final rinse.
The drain pan is scrubbed and the condensate line is cleared end to end, because a slow drain leaves standing water that restarts the growth in a week. Where the line runs out through a Center Harbor camp wall to the ground, we check it is actually draining and not pooling at the elbow. Louvers, filters and the cover are washed, everything goes back together, and the mini-split is run on heat and cool with the door shut so you can confirm the smell is gone before we pack up.
A Center Harbor mini-split that smells like the lake after a closed-up winter is $199, wheel and coil scrubbed bare, pan cleared, treatment applied. A second is $119. Two on one compressor is $318 whether one smells or both do.

Common Questions in Center Harbor
Is the black stuff on my louvers dangerous?
It is mold and it should not be blowing into a bedroom, but it is fixable. The specks on the louvers are the visible end of growth on the blower wheel behind them. A proper teardown, flush and antimicrobial treatment removes the source. Wiping the louvers only clears what you can see.
Why does the smell come back after I clean the filters?
Because the filters are not where the smell is. Filters catch dust; the odor comes from a coated blower wheel and a coil full of biofilm behind them. Clean filters make airflow better and the smell more noticeable. Until the wheel and coil are flushed and treated, the mini-split will keep smelling.
Can the mini-split be saved or should it be replaced?
Almost always saved. A mini-split that smells is dirty, not broken. Even units that have sat in a closed Center Harbor camp for several winters clean up well once the wheel and coil are flushed. Replacement only makes sense if the coil is corroded or the electronics have failed.
