Mini-Split Deep Cleaning in Holderness

The mini-splits that come up most often in Holderness are the ones on Little Squam and along the Route 3 corridor between the bridges, where cottages and small year-round houses sit close to the water. Lake air in July and August is heavy, and a mini-split doing the dehumidifying for a small building runs wet for hours at a time. The coil handles it, but the blower wheel behind the coil holds that moisture along with every bit of dust the filters let through, and after a few seasons the vanes are packed.

Cover off to test run: the full sequence
The mini-split comes apart on the wall. Cover, louvers, filters and drain pan come off, and a bib bag catches everything that follows. Coil cleaner goes on the evaporator and sits, then the coil is flushed until the water runs clear into the bucket. The blower wheel, which is where the airflow loss and most of the smell lives, is either pulled and washed in the sink or scrubbed and flushed on the shaft, depending on the model. Either way every vane is cleaned.
The pan gets scrubbed, the condensate stub is cleared and the line is blown through so it drains. Louvers and cover are washed, the wet parts are sanitized, and the mini-split is reassembled. Then we run it on cool and on heat and check the air off the louvers. In Holderness we also take a look at the outdoor unit, since condensers under pines near the lake collect needles fast, and a coil rinse out there can be added to the visit.

How long does a deep clean take on a Squam cottage mini-split?

Is there a mess in the room?
No. The bib bag hangs under the mini-split and funnels every drop of wash water into a bucket. We lay a drop cloth under it anyway and wipe the wall and floor when we finish. Camp furniture and beds under the mini-split can stay where they are with a cover over them.
My mini-split is from a 2020 rebate install. Is it too new to need this?
No. Five or six summers of dry mode on Squam is plenty to load a blower wheel. NH Electric Co-op rebate installs from 2019 to 2024 are exactly the mini-splits we see needing a first deep clean now. The filters were probably rinsed; the wheel has never been touched.
