The Pemigewasset valley holds fog. From the campgrounds along the river up past the Route 104 bridge, mornings from June into September start damp, and a mini-split doing the drying for a first-floor room runs wet for hours. Shut it off at night with the coil soaked, do that all summer, and by August the mini-split has a smell that people describe as sour milk or a wet basement. That is mold and bacteria on the blower wheel and in the coil fins, and it does not wipe off.

Removing the growth and drying out the drain
The mini-split is stripped where it hangs, bib bag underneath. Coil and blower wheel are flushed until the runoff is clean, and then an HVAC-rated antimicrobial goes on the coil, the wheel and the pan, dwells, and is rinsed. The drain pan is scoured back to clean plastic. Then the condensate line is cleared end to end and tested with water, because a slow drain leaves a puddle and the puddle restarts the smell within a couple of weeks.
On river-side houses and lake camps we follow the line outside. Outlets that end in leaves or against a foundation back water up into the mini-split in humid weather. Filters, louvers and cover get washed, the mini-split goes back together, and it runs on cool behind a closed door until there is no smell left. We finish by going over the fan-dry routine for anyone closing a Winona or Pemi Lake camp in the fall.

Why does my mini-split near the Pemi smell worse than my neighbor's up the hill?
River humidity. The valley floor sits in fog most summer mornings and the mini-split pulls that water onto the coil all day. Up on Dana Hill or Route 132 the air is drier and the coil dries between cycles. The fix is the same, but valley mini-splits need it sooner and benefit most from a clear drain.
Can I fix the smell with a can of coil cleaner from the store?
Not for long. Spraying into the louvers reaches the front of the coil and none of the blower wheel, which is where most of the growth lives. The smell fades for a few days and comes back. A teardown gets the wheel out and treated, and clearing the drain stops the standing water that feeds it.
Does the treatment leave a chemical smell in the room?
No. The antimicrobial we use is rated for HVAC coils and is rinsed after it dwells. When we run the mini-split afterward the air coming out has no scent at all, which is the point. If a mini-split smells like anything after a mold treatment, something was missed, and we would rather redo it.
