Mini-Split Deep Cleaning in Wakefield
Electric utility: Eversource / NH Electric Co-op (split territory) · Carroll County
Sanbornville and Union are railroad villages. The line reached Union in 1854 and Sanbornville in 1871, the yard grew up around Wolfeborough Junction, and the houses went up close together the way village houses did then — small rooms, low ceilings, not much in the way of ductwork anywhere. When a mini-split goes into a house like that, it usually goes into the one open room downstairs, and it carries the cooling in July plus the shoulder months on either end of the heating season. The stove carries January. The mini-split breathes whatever the stove gives off for the other nine months.
That’s the whole problem in one sentence. Wood ash and pellet dust are fine and light and slightly greasy, and once they land on the cupped vanes of a blower wheel they don’t blow back off — they build, vane by vane, until the wheel is moving maybe two-thirds of the air it moved new. You don’t notice it happen. You notice that the room takes longer to cool than it did three summers ago, or that the mini-split runs and runs and never quite gets there.
Wakefield Corner and North Wakefield are the same story on bigger lots. The old Route 16 ran right through those villages until it was moved to the western edge of town in the mid-1950s, and a lot of what it left behind is year-round housing on dirt-road frontage with a stove, a dog, and a mini-split that has never had its cover off.
Wakefield Tip
April is the right month for a Wakefield village house — the stove is done for the year, so the wheel isn’t going to reload before summer, and you get the cooling season out of a clean machine.
What comes off a Wakefield village mini-split
We bag the wall under the mini-split first, then the cover, filters, and louvers come off and the blower wheel and coil get looked at before anything gets wet. On a Sanbornville house with a stove, the wheel is usually the worse of the two: a dull, even coating in every vane, sometimes with pet hair spun into it. The coil face looks cleaner than it is, because the fine stuff drives deep between the fins instead of sitting on top.
Then it gets washed, not wiped. The coil is flushed until the water coming off is clear, the wheel is scrubbed vane by vane, and the drain pan is cleared and washed to bare plastic. Louvers and the inside of the housing get done too, because the wheel throws whatever it is holding onto both of them every time it spins up. The condensate line gets flushed, the outdoor compressor gets its cabinet and coil cleared, and then the mini-split goes back together and runs while we check the air coming off it.
Most Wakefield houses feel the difference in airflow before they feel it in the smell. That’s the honest order of it.
$199 covers the first indoor mini-split and its outdoor compressor, fully apart and washed. Most Sanbornville and Union village houses have one, sometimes two. A second indoor mini-split is $119, and an extra outdoor compressor is $69. There’s a $199 minimum on any visit, and the price doesn’t change because the wheel turned out to be filthy.

Common Questions in Wakefield
Does a wood stove really dirty a mini-split that much?
More than people expect. Even a tight modern stove puts fine ash and a little creosote vapor into the room every time the door opens, and the mini-split’s fan pulls the room’s air across the coil all day. The filter catches lint and hair. It does not catch particles that size, so they end up on the wheel.
I rinse my filters every month. Isn’t that enough?
It keeps the filter working, which is worth doing, but the filter is the first inch of a machine that’s a foot deep. Everything past it — the coil fins, the blower wheel, the drain pan, the housing — has never been touched by a filter rinse. That’s the part we open up.
How long does it take at a house in Sanbornville or Union?
Plan on about ninety minutes to two hours for one indoor mini-split and its outdoor compressor, a bit more if the wheel is badly loaded. A second unit in the same house adds roughly forty-five minutes. We work off a bib bag sealed to the wall, so nothing lands on your floor.
Do you clean the outdoor unit too, or just the one inside?
Both, on the $199. The outdoor compressor gets its cabinet opened, leaves and pine needles pulled out of the base, and the coil rinsed from the inside out. On a village lot with maples close to the house, that coil is often the reason the system is working harder than it should be.
