Mini-Split Dripping or Leaking Water Cleaning Problem or Tech Problem?

Most drips are a plugged condensate drain or a dirty coil, both fixed by cleaning; ice on the coil, water at the wall, or a dead condensate pump means an HVAC technician.

A mini-split makes water on purpose. In cooling and dry mode the indoor coil runs below the dew point, moisture condenses on the fins, drips into a shallow pan under the coil, and runs out a small hose through the wall. When that hose or pan is plugged with slime and debris, or when a dirty coil sheds water instead of draining it, the water comes out the front of the unit instead. Those two causes account for most Lakes Region drips and both are cleaning problems. A minority are install, refrigerant, or pump problems, and the difference is usually easy to spot.

Why is my mini-split dripping from the front?

Because the condensate drain is plugged. The drain pan and line are dark, wet, and full of nutrients, and over a humid Lakes Region summer they grow a gelatinous slime that eventually blocks the line. Water backs up, fills the pan, and spills over the front lip. The ENERGY STAR maintenance checklist calls this out directly: a plugged drain can cause water damage in the house and affect indoor humidity levels.

The second cause is a dirty coil and blower wheel. Condensate is supposed to bead on the fins and run down into the pan. A coil coated in dust and biofilm holds water in a film instead, and a loaded blower wheel throws droplets off the fins and out the louvers. The unit "spits" rather than pours. Both causes get fixed in the same visit: the housing comes off, the pan is scrubbed, the line is flushed to the outlet, and the coil and wheel are washed.

How do I tell a cleaning problem from an install or refrigerant problem?

Look at where the water is and whether there is ice. Water at the front lip with a dry wall and no ice is a drain or coil problem: cleaning. Ice or frost on the coil or the copper lines is an airflow or refrigerant problem: wash the filters first, and if it returns, call a technician. Water at the wall where the lines enter, or from the ends of the unit, is usually an install issue.

Can I clear the drain line myself?

You can clear the outdoor end. Find the drain hose where it exits the house, usually near the line set or below the indoor unit's wall, and clear any leaves, mulch, or wasp nest from the outlet. Then press a wet/dry vacuum hose over the outlet, seal it with a rag or your hand, and run it for a minute. That pulls the slime plug through and often restores the drip on the spot. Run the unit on cool for ten minutes and confirm water comes out.

  • Turn the unit off at the remote before you start; if you open the housing, turn off the breaker too
  • Wash the filters; a packed filter alone can freeze a coil and cause a melt-off leak
  • Clear the outlet and vacuum from the outside end
  • Do not pour bleach into the line from inside; manufacturer manuals warn against harsh chemicals in the unit, and it does nothing for the pan
  • Do not poke a wire up the line from outside; the inside end connects to a plastic pan fitting that cracks easily
  • If the drip stops, book a deep clean so the pan and inside end of the line get cleaned before it plugs again
Water in the wall is the expensive part. A wall unit hangs over drywall, and a pan that overflows toward the back runs straight down inside the wall. A stain, bubbled paint, or soft drywall under a mini-split means the leak has been going for a while. Stop the unit, dry it out, and fix the drain before repainting.

When should I call an HVAC technician instead?

When the water is not coming from the drain. Ice on the coil that returns after the filters are clean points to low refrigerant or a metering problem, and only a licensed technician can diagnose and charge a system. Water at the line-set entry, a unit that is out of level, or a drain line that was never pitched correctly are install problems. A condensate pump that has stopped is a repair. A fault code on the display or a unit that trips its breaker is electrical. None of those are things a cleaning fixes, and a good cleaning visit will tell you which one you have rather than guess.
