A mini-split that smells musty, sour, or like a gym bag on startup has bacteria and mold growing on its evaporator coil and in its drain pan. The coil is wet for hours at a time whenever the unit cools or dehumidifies, fine dust and organic matter stick to that wet surface, and microbes colonize the film. HVAC technicians call it dirty sock syndrome. Filter washing and odor sprays do not reach it. A deep clean that removes the housing, washes the coil, cleans the blower wheel, and flushes the drain does.

Because the indoor coil is a cold, wet, dusty surface in a dark box, and that is what mold and bacteria want. In cooling and dry mode the coil runs below the dew point so moisture condenses on it. Dust, pollen, pet dander, cooking residue, and wood-stove soot land on the wet fins and stay. Microbes grow on that layer and give off the odor, which the blower pushes into the room the moment the unit starts.
Heat pumps get this worse than furnaces because nothing in a mini-split ever gets hot enough to sterilize the coil. A gas or oil furnace bakes its heat exchanger every heating season. A mini-split's indoor coil in heat mode is warm, not hot, and in cooling it is wet again by June. That is why the smell is strongest in spring and fall, when a unit switches between heating and cooling in the same week: the biofilm dries out on a heat call, then gets wet again on a cool call, and each transition releases a burst of odor.

Homes on Winnipesaukee, Squam, Winnisquam, and Newfound run cooling or dry mode from June into September. The coil stays wet for the whole stretch. The EPA's mold and moisture guide says to keep indoor humidity below 60%, ideally between 30 and 50%, because mold cannot grow without moisture. The coil is where the moisture is.
May and September in Meredith or Wolfeboro are muggy but not hot, so many households run dry mode for weeks. Dry mode keeps the coil just below the dew point on purpose, which is ideal for comfort and ideal for growth.
A camp in Moultonborough or Alton shut down in October with a damp coil and a wet drain pan sits that way until May. The first startup in spring is often the worst smell of the year.

Will cleaning the filters get rid of the smell?
Usually not. The filters sit in front of the coil, and the smell comes from behind them. Washing the mesh restores airflow and is worth doing every few weeks, but it does not touch the coil fins, the blower wheel, or the drain pan where the growth lives. If a filter wash makes the smell fade for a day and then it returns, that is the confirmation.
The same is true of the aerosol coil sprays sold for this problem. Sprayed through the louvers, they wet the front face of the coil and nothing else. The blower wheel, which sits behind the coil and is usually the most contaminated part, gets none of it. Most leave a residue that grabs more dust. Bleach is worse: the EPA's mold cleanup guidance calls for detergent and water on hard surfaces, and manufacturer manuals from Daikin, Mitsubishi Electric, and LG warn against solvents, hot water, and harsh chemicals on the unit's plastics and aluminum fins.

A full deep clean with the unit opened. The front housing and louver assembly come off, a bib bag is hung under the unit to catch water, a coil cleaner is applied and allowed to dwell, the coil is rinsed with a pump sprayer, the blower wheel is scrubbed or removed and washed, and the drain pan and condensate line are flushed. That removes the biofilm instead of covering it.

Units with visible black growth or a smell that has been there for more than a season usually need the mold and odor treatment rather than a standard deep clean, because the coil cleaner needs a longer dwell and the blower wheel almost always has to come out.
How to keep the smell from coming back
Once the coil is clean, the goal is to let it dry between cycles and keep the dust off it. A few habits go a long way in a Lakes Region home.
- Wash the filters every two to four weeks in summer, every two weeks if you have pets or a stove
- Run the unit in fan-only mode for 20 to 30 minutes after a long cooling stretch so the coil dries before it shuts off; some remotes have a "clean" or "dry-out" function that does this automatically
- Do not park the unit in dry mode at 55% humidity for weeks on end; let it reach a setpoint and cycle off
- Before closing a camp for the winter, run the coil dry and leave the louvers open (see the camp guide)
- Book a deep clean every 12 to 24 months so the film never gets a second summer to establish
Is a musty mini-split bad for your health?
It can be, particularly for anyone with allergies or asthma. The EPA notes that mold can cause allergic responses such as sneezing, runny nose, red eyes, and skin rash, and can trigger asthma attacks in people who are allergic to it. A musty unit is blowing air directly across active growth into a bedroom or living room. The EPA also advises against running an HVAC system you know or suspect is contaminated with mold, because it can spread it through the building. A single wall unit is a smaller version of that problem, and the answer is the same: clean the source, then run it.
