Start with the mountain. Gunstock Acres was carved out of the slope below Gunstock Mountain Resort in the mid-1960s, and most of its houses were designed around a wood stove, not a heat pump. When the mini-splits went in, usually for summer cooling with heat as a bonus, they went into rooms that had been breathing ash and creosote dust for fifty years. That is what ends up bonded to the coil: a fine, greasy soot layer that a filter rinse cannot touch and a spray can only smears.
The lake side of town collects a different load. The condos at Samoset and Gilford Meadows and the older camps around Glendale and Smith Cove are often occupied by people with dogs and by guests who run the mini-split all day in July. Pet hair packs the filter, and what gets past it wraps the blower wheel. By the time the airflow drops enough to notice, the wheel is carrying a pound of matted fuzz.
Either way, deep cleaning is the same teardown-in-place job. Cover, filters, louvers, and drain pan come off, the bib bag goes under, and the coil and wheel get flushed until the water runs clear. Inside the mini-split: what gets pulled, flushed, and put back
Power off at the disconnect, then the front cover, filters, louver assembly, and drain pan come off and the bib bag is taped up around the mini-split. The blower wheel comes first on a Gilford job because soot is what we expect: it is scrubbed blade by blade with a brush and degreaser, then flushed. Next the evaporator coil gets a foaming cleaner, a dwell, and a low-pressure flush from the front and, where the housing allows, from behind, until the fin faces are bright metal.
The pan is scrubbed, the condensate line is cleared and flushed to daylight, and everything gets a sanitizing treatment. Louvers, filters, and cover are washed at the truck and reassembled, and the mini-split is run in cool and then heat while we check the drain, the airflow, and the temperature split. If the outdoor unit is on a gravel pad below the deck, which is the standard Gunstock Acres install, the condenser coil rinse is worth adding while we are there.

Should I clean before or after ski season?
